The Spring Market continued its strong sales pace in April with sales in Rockingham & Strafford Counties coming in 12.8% higher than the month prior. This month’s 500 sales were only 1.4% below last year’s record setting month and represent the second highest sales volume for an April since we began keeping track trailing only last year’s 507 April sales. Inventory remains the biggest obstacle holding sales back. We currently have more Under Agreement listings in Rockingham & Strafford County (1,308) than there are Active listings (1,223).
The average home sales price in Rockingham & Strafford County took a big leap in April coming in at $383,422 which is the highest Average Sales Price since the $386,670 last July. April’s $383,422 average was a 4.5% increase over last year and a 6% jump from March. Although inventory levels increased from March to April which is common for this time of year, active inventory is still 6% lower than at the same time last year. With the prolonged shortage of inventory we have seen the rolling 12 Month Sold fall 4.2% which has kept the Current Month’s Supply of Inventory at the same 2.1 level that it was at this time last year.
