Buying a home is likely the biggest purchase you’ll ever make, and it’s best to have an experienced professional to help guide you through the process. From searching for properties, negotiating, and filling out paperwork, a buyer’s agent will be your go-to person for every step. Here are the top five reasons you should have a REALTOR® when you buy a home.

Their Expertise

REALTORS® are professionally trained and handle real estate transactions on a regular basis. They’ll know the local market and will be able to tell if specific homes are overpriced or underpriced. They can provide invaluable insight on location and pricing. While you can do some research yourself, an experienced REALTOR® will be able to evaluate all of the factors and give you well-informed advice.

They’ll stay on top of home hunting

A REALTOR® will find you homes that fit your budget and needs, while also knowing if the price is comparable for that area. Often the MLS is much more accurate and provides more property details than popular sites like Zillow or Realtor.com and is updated first when a new property is listed for sale.

Your agent will help you negotiate the price and sales conditions and will know how to handle tricky conversations with the seller while keeping your best interest in mind. It can also be helpful to have someone to give an unbiased opinion and serve as a buffer between you and the seller.

There’s a ton of paperwork that comes with buying a home. Your buyer’s agent can walk you through all the documents, clarify any details you might not understand, and make sure everything is in order. You won’t have to worry about signing something you don’t fully understand.

Your agent will be the only other person in the transaction who has solely your interests in mind. They want to make sure you’re happy not only because it’s their job, but also because agents thrive off of connections and networking. They want you to feel confident enough in them that you would recommend them or use them again in a future transaction. And legally speaking, a REALTOR® must adhere to a Code of Ethics, and they have a fiduciary duty to the client, which means they are legally obligated to act in their clients' best interest.
