Home sales in Rockingham & Strafford County fell 6% in November coming in at 612 compared to 651 in October. Although sales fell in November it was much less than the past five years where we have seen drops of 10-25% from October to November. Year over Year sales for November actually increased 7% which brought the sales pace for 2018 just slightly above where we were at the same point last year. Active inventory currently sits 6.2% higher than a year ago which helped contribute to the increase.
Average home sales price for Rockingham & Strafford County jumped back up in November coming in at $366,354 which was a 3.2% increase over October and a 4.2% increase over November of 2017. Active inventory fell 12.4% this month but is still above where we were at this time last year. After 5 straight months having current month’s supply of inventory above 2.5 we have now dropped back below that threshold coming in at 2.4 with the rolling 12 month sold increasing by 0.6%.
