Home sales in Rockingham & Strafford County fell 4.8% in February compared to the month prior although February sales year over year were the exact same as 2018 coming in at 318. Total sales for February were the lowest level since last February but we have seen the Spring market start early this year with a big increase in both traffic and homes going under agreement. In the period starting February 1st we have seen an 8.6% increase in Pending sales versus the same time period the year prior.
Average home sales price for Rockingham & Strafford County tumbled back down in February falling 12% month over month. The average home sales price of $334,057 this month is still slightly higher (1.8%) than the $328,004 in February 2018. Inventory levels fell 2.7% this month but are still 4.5% higher than this time last year. Current months supply of inventory for Rockingham & Strafford County sits at 1.9 months which is well below market equilibrium but remains better than the 1.7 months supply we had at the same point in 2018.
