Average home sales price in Rockingham & Strafford Country took a big jump in June setting a new record high of $396,546 beating out the previous high set in July of last year ($386,670) by a wide margin. July’s average sales price was 6.2% higher than the month prior and 8.3% higher than June of 2018. Active inventory only increased 3% this month which is much less than the usual 10% jump we normally see at this time of year. We currently have 10.8% less inventory than we had at the same time last year. The rolling 12 Month Sold (7,020) dropped from last month’s 7,070 and is still well below where it was this time last year (7,294) which has caused the Current Month’s Supply of Inventory to jump again this month from 2.4 to 2.5 even though the total active inventory is lower than usual.
Home Sales in Rockingham & Strafford County increased by 14.5% in June coming in at 767. Although there was a jump in the month over month numbers the June total sales figure was 7% lower than June of 2018 and is the lowest total for June since 2016 where total sales reached only 629. Active inventory only rose slightly from 1,403 to 1,449 this month which is extremely low for this time of year while total under agreement stayed relatively flat going from 1,389 last month to 1,384 currently. With the year over year drop in June we have seen the total sales for 2019 fall behind the pace set in 2018 by 2.8%.
