The Spring Market officially arrived with sales in Rockingham & Strafford jumping 39% in March coming in at 443 compared with 318 in February. Except for last year’s record 461 sales this is the best March we have seen since we began keeping track in 2012 and is only 3.9% off of the record set last year. With interest rates easing we have started to see more Buyers come back into the market even though supply remains tight. Currently there are almost as many listings Under Agreement (1,093) than there are Active (1,153).
Just as the Spring Market started with a large increase in sales the average home sales price for Rockingham & Strafford County also took a big jump in March coming in at $361,771 which was 8.3% higher than February and 2.4% higher than March of last year. Inventory levels rose a modest 5% this month and are 4.8% higher than the same time last year. Even with the slight uptick in supply the current month’s supply of inventory for Rockingham & Strafford County remains extremely low at 2.0 months.
