Average home sales price in Rockingham & Strafford County fell slightly in May coming in at $373,691 which was to be expected and was only a modest 2.5% drop from last month’s record high. May’s $373,691 average sales price was up 5% from May 2018. Although active inventory did increase 14.7% in the last month that is not uncommon for this time of year and our current inventory level is still 5.4% lower than at this point last year. The rolling 12 Month Sold (7,070) rose slightly this month but is still well below where it was at the same time last year (7,291) causing the Current Month’s Supply of Inventory to jump from 2.1 last month to 2.4 this month.
Home Sales in Rockingham & Strafford County continued their strong pace coming in at 670 for the month of May which was a 34% jump from the month prior and 7.5% higher than May of 2018. The 670 sales were the highest for May since 2015’s 682 sales. Inventory levels increased significantly in the past month as expected this time of year and we now again have more active inventory (1,403) than under agreement (1,389) unlike last month where it was reversed. With the strong May we are currently only 1.3% behind the sales pace set last year.
