November 2019 Market Trends
Average home sales price in Rockingham & Strafford County dipped 2% from October’s $385,391 coming in at $377,769. Even with the small drop from last month there was a year over year increase of 3.1% for November. With the inventory levels falling significantly again this month and the 12 month rolling sold rising slightly to 7,049 the current month’s supply of inventory has dipped to 1.9 which is the lowest level we have seen this year. With the combination of strong sales and prices we have seen in the 4th quarter so far we believe that 2020 has the chance to be another extremely strong year if there is even a small increase in overall inventory.
Home sales in Rockingham & Strafford County dropped slightly from October coming in at 629 but that sales figure represents the highest ever for the month of November beating out last year’s 612 by 2.8%. With the year over year increase for November we are now only 1.9% below the sales pace set in 2018. If inventory was at the same level as the year prior then we believe that we would easily be outpacing the sales from 2018. Total active units available is down to 1,127 which is a 17.5% drop from last month and 21.4% below where we were at this time last year which makes the sales record for November even more impressive. There are now almost as many units under contract (972) than there are active (1,127).
