Should I Wait Until Spring To Sell My Home?
One of the many questions homeowners ask themselves when deciding to sell their home is whether or not it is the right time to do so. In addition to their desire to sell at a time that makes sense for them personally, they may also be wondering what time of year would get them the best sales price or how fast it would sell if they listed in one month over another.
Often homeowners think that selling their home in the spring will be the best option, as they are used to seeing their street lined with For Sale signs come April. However, while spring may be a popular time to sell due to school year schedules, good weather, and a variety of other reasons, it might not be the ideal time for every property and every homeowner.
If you have been considering listing your home this spring, here are several reasons why choosing to sell your home now could potentially be a better decision than waiting until the spring:
Remember those For Sale signs we mentioned before? Take a drive through your neighborhood now and you will definitely see less today than you did this past spring. One great reason to sell your home now and not wait until the spring market is there will likely be less competition. The fewer comparable homes for sale, the greater the probability that a buyer will look at your home.
If someone is set on buying a home in your neighborhood, and there are very few available, your home may become very popular. Not only will less competition increase the probability of showings, but it will also increase the likelihood that an offer will be received and you will get the maximum amount of money for your home.
Serious Buyers Are Out There
Homes are sold and bought every day of the year, though many homeowners are under the impression that buyers aren't out there during the fall and winter months. This simply is not the case. Serious buyers are always out there!
The fall and winter months are a great time for a potential buyer to see what a specific neighborhood is like. Do your neighbors have incredible holiday displays? Are there lots of Trick-or-Treaters wandering the neighborhood on Halloween? There are buyers out there who will look at these types of things when determining whether a home is in the right neighborhood for them or not.
The Best Agents Can Sell Your Home No Matter The Season
A great real estate agent will know how to adapt their marketing strategy to the current season. They can also make suggestions and give creative tips on how to sell a home during the fall or winter seasons. These could include giving out hot cider at open houses, or advertising that buyers could spend the holidays in their new home! If a real estate agent doesn't have any suggestions on making your home more desirable for the current season, you should be concerned about the creativity they are going to use when marketing your home.
Staging For The Holiday Season
Staging a home can be a great way to help potential buyers envision themselves living there. Buyers can easily be "sold" on a home because it is staged. Simple “seasonal” staging such as adjusting the color of the decor or having a scent in the air that is relative to the time of year can go a long way with some potential buyers and possibly be the difference between a home selling or not.
Right now, fewer real estate transactions are happening than there will be in the spring. The fewer number of transactions means the mortgage lenders have less loans to process, attorneys have less closings to do, and home inspectors have fewer inspections to do. All of these factors can lead to a quicker transaction and closing. This results in less stress for all parties involved.
We hope that these reasons to consider selling this winter help you decide on the perfect time to sell your home!
