NH Real Estate Market Watch - April 2012

The number of New Hampshire real estate sales was up by 20% in March, continuing the positive sales trend for the 10th consecutive month. So far for the year, the number of homes sold has increased by 17.6% when compared to the same period last year.

The average sale price rose to $240,425 in April, which is a positive break to the downward trend the market has been showing all year. The $1M+ market picked up in April pulling the average price up. Still, we find that there remains an elevated number of sales in the lower end of the market (less than $300K) while the middle and upper end of the market fluctuates between losses and gains month to month.

NH Real Estate Market Watch - March 2012

The number of home sales in New Hampshire was up by 17% in March, continuing the positive sales trend for the ninth consecutive month. When we break down the increase in sales by price point, we find that sales have improved in every segment other than the $1 million plus market. Even that was only off by two sales this month.

The average price continues to decline, as it reached $226,396 in March. The average sale price has been dragged downward by heavy discounting in the $1-$99,900 range. Most other segments have returned to a normal level of discounting from the time a home is listed to the time it is sold. There are more positive findings in the numbers as we drill down further. HomeTown Program Aids First-time Homebuyers in Portsmouth

market_street_750The city of Portsmouth is taking steps to make homeownership within the city more accessible for first-time homebuyers.

Through The HomeTown Program, financial assistance will be given to qualified residents who want to stay in Portsmouth.  Administered by the Portsmouth Community Development Department, the program combines the resources of New Hampshire Housing Finance Authority and Citizens Bank.

Here’s how it works… the program provides up to $50,000 toward a down payment and/or closing costs for first-time homebuyers who earn up to 120% of median family income. 

To qualify for the program, residents must:

  • be a first-time homebuyer
  • be over the age of 18
  • have lived in Portsmouth for at least two years or have…

NH Real Estate Market Watch - February 2012

February was a great month from what we saw on the ground and from what statewide market indicators are showing. The number of sales was up by 13% keeping up the pace with the warming market trend we saw in January. The number of sales in NH has improved for eight consecutive months. Inventory is coming down and demand seems to be rising. The next three months will be a good indication of where the market is heading for the year.

While the number of sales has steadily increased, the average sale price has decreased month after month. More lower priced homes are selling as the tough economy slogs on in many parts of the state, foreclosures persist and fewer new homes are being built and sold.

Epping, NH Movie Cinema to Open in the Fall

bilde_450Epping keeps growing and growing! O'Neil Cinemas has received final approved from the Epping Planning Board to move forward with construction of a 10-screen cinema to open in the Fall. The state-of-the-art theatre will feature five 3D screen as well as cutting edge technology like the "motion seat". 

The theatre will be located in the Brickyard Commons plaza on Route 125, just off Route 101's exit 7.  Brickyard Commons is already home to one of the state's newest Market Basket grocery store and soon home to Marshalls, PetSmart, Dress Barn and other nationwide retailers.

NH Real Estate Market Watch - January 2012

Things are looking up in the New Hampshire real estate market! Sales were up an incredible 20% statewide for the month of January.  There were 108 more sales this January than 2011. Last winter and early spring were tough as the number of sales were lax during the first half of the year. So far, we’re off to a great start. On a very good note, sales with prices above $500,000 were up by 56%.

Trader Joe's is Finally Coming to the Portsmouth Area!

trader_joes_logo_192I know I can't be the only person that hounded Trader Joe's corportate offices via email begging them to open a store in Seacoast New Hampshire.  Finally, the popular grocery store chain has announced that they are planning to open a new store at The Crossings at Fox Run on Gosling Road in Newington.

The new Trader Joe's will feature imported and domestic foods and beverages as well as a beer and wine shop.  No opening date has been announced yet, but stay tuned here for updates!

Construction in Laurel Court Portsmouth is Underway

Food Drive Taking Place at The Gove Group

NH Real Estate Tax Rates Fluctuate for 2011

Many cities and town throughout New Hampshire have seen changes in their tax rates for the 2011 tax year. Some town, like Greenland, have had deep drops in the tax rate while others have seen small increases.
